Will the agent showing you houses represent you or the seller?
Unless you are working with a buyer's agent, the answer will always be "the seller". All agents in a conventional real estate transaction represent the seller. Conventionally, sellers are protected and the buyers are on their own, and that will cost you money.
Don't buy into that. Home buyers can choose an agent who represents them, one who will protect their interests and bargain to save them money.

Traditional real estate agents sell houses. They advertise, hold open houses, and strive to get the highest price for their client - the seller. They will show you homes for sale. They will not represent you. They will not protect your confidentiality. They will not bargain on your behalf.

Traditionally both the agent who lists a home and the agent who sells the home are working for the seller. Both agents are required to get the highest possible price for the seller, even if the agent learns that the seller is willing to reduce the price you'll probably never hear about it. At the same time any information you give the agent such as how much you're willing to pay or how soon you need to purchase, must be reported back to the sellers, thereby giving them a great negotiating advantage.

That is why more and more buyers are using their own agents to help them find a home, negotiate the best deal and close with the least amount of hassle. These agents, called buyers Agents, are licensed real estate agents. They have access to all the usual real estate resources as well as some that may not be available to conventional real estate agents.
A good buyers agent works to the detriment of the seller by digging up information on the house and the sellers position which can work to the benefit of the buyer. We always try to find out the past history of the home, the time on the market, the selling price of comparable homes and the anxiety of the seller. These are things that the seller would just as soon keep hidden. Information like a sellers imminent job transfer or possibly a divorce settlement are things that the traditional agent has always kept secret from the buyer. My job is to level the playing field for my buyers.
